From Vision to Views: The History of Oak Ridge Estates and Atascadero

Nestled in the rolling hills on Atascadero’s scenic west side, Oak Ridge Estates is more than just a neighborhood, it’s a chapter in the area’s long story of vision, community, and connection to the land.


Long before Oak Ridge Estates became home to sweeping views and expansive lots, this land was part of the rugged Central Coast wilderness that drew dreamers, builders, and pioneers alike.

A Town Built on a Dream

Atascadero was founded in 1913 by E.G. Lewis, a publisher and entrepreneur with a bold vision: to create California’s first fully planned community. His goal was to combine the charm of rural living with the conveniences of modern infrastructure, years ahead of its time.


The town was carefully laid out with wide streets, green belts, and spacious residential lots, but Lewis’ vision extended far beyond housing. At the heart of his plan was a vibrant, walkable downtown anchored by the grand rotunda, which is now City Hall, and the jewel of Atascadero’s downtown. Surrounded by shops, restaurants, civic spaces, and community gathering spots, this central hub was designed to be the cultural and social heartbeat of the community, where residents could gather for events, conduct business, and enjoy the benefits of small-town life.


Over the decades, the downtown area experienced periods of growth, decline, and revitalization. Today, it’s experiencing a renaissance that blends the spirit of Lewis’ original plan with a fresh, modern energy. The newly renovated downtown features beautifully restored historic architecture alongside new businesses, farm-to-table restaurants, craft breweries, boutique shops, and a lively events calendar. From weekend farmers markets to summer concerts, it’s once again a place where the community comes together; much as Lewis originally imagined.

Oak Ridge Estates: Land with a Legacy

The land where Oak Ridge Estates sits has always offered something special: elevated ridgelines with panoramic views, cool evening breezes, and a quiet removed from the bustle of town. For decades, these hills remained largely untouched, a hidden expanse above the growing community below.


When development began, it embraced the original philosophy of E.G. Lewis with spacious lots and preservation of Atascadero’s natural beauty. Castlerock Development is dedicated to building  quality homes in Oak Ridge Estates, designed to complement the land rather than overwhelm it. While some lots and road alignments were adjusted to protect mature oak trees and preserve the landscape’s integrity and character, no additional lots were created, and the total number remained the same. Oak Ridge Estates still reflects much of E.G. Lewis’ original plat map, retaining the essence of the property lines and street layouts envisioned more than a century ago. This dedication to thoughtful planning honors the community’s history while upholding the founding vision of Atascadero.

Preserving the Past, Building the Future

As you stroll through Oak Ridge Estates or explore the revitalized downtown, it’s easy to see how Atascadero continues to balance history with progress. The neighborhood stands as a modern expression of that original promise: a place where people can build not just a home, but build roots  with the heart of the community and all its amenities just a short drive away.


For us, telling the story of this land isn’t just about nostalgia. It’s a reminder that the beauty, freedom, and community spirit that drew the first settlers here are the same qualities that make Oak Ridge Estates so special today for our new settlers.
